It’s no secret that the Seattle and Eastside real estate markets today are HOT! And yet, I often get clients who ask me to get them a good deal. Truth be told, good deals are very rare in our market today. As a buyer’s agent, we often run into multiple offers, over bidding, contingency removals, etc. Basically any tactic that would get buyers a home and because it’s a seller’s market, those tactics don’t fully benefit or protect buyers except to increase the chances of winning the battle.

Nevertheless, I believe good deals do exist out there. You just have to be patient and savvy enough to find them. Over the next few weeks, we will share with you the best deals to look out for when purchasing a home. It’s a tough market out there, but that’s where we come in to help advise you on finding the best home for you.

Part 1. Resale Condominiums

If you’re looking for a condo or if you have a client looking for a condo in the downtown areas, you may want to look into new construction resales. Particularly in the Downtown Bellevue area, there are new construction buildings like Washington Square that have not completely sold their inventory yet. Sellers who have bought early are now considering to sell their units as a result of the booming market. It puts these units in direct competition with the community sales office, BUT here’s the advantage: Sales offices can and will raise their prices at a moment’s notice depending on the market, whereas resale prices will likely remain constant for the duration of the listing period. Resale Condo sellers and their agents put a lot of time and consideration into their listing price. If priced right, it’s at a good market value and will remain so despite the rising prices of Unsold Units. It’s unlikely that sellers will raise their price for a number of reasons…it will show negatively on the MLS, take longer to sell, and overall, it’s not in the Seller’s best interest if they truly want to sell their property.
